Residential appraisers are trained to evaluate the fair market value of a residential property with no concern to the value opinions of the buyer, seller or lending entity. A BPO (Broker Price Opinion) may not hold up in court should it be put to the test. A real estate broker is not a trained appraiser and there price opinion of the property is based on what they would put it on the market for, not a true fair market value. A Certified Residential Appraiser’s sole purpose is to establish the fair market value at the time of the appraisal. A professional appraiser is trained to inspect and measure the property, research sales, compare the property to those sales of similar value and adjust marketable differences — but a real professional appraiser offers so much more than that. A true professional appraiser studies market trends, knows the history of the neighborhoods and looks for nuances that make each property unique and not just stamped from a mold.
